**Job Summary:**
We are seeking a skilled and dedicated Apartment Maintenance Technician to join our property management team. The ideal candidate will be responsible for the overall maintenance and repair of our residential apartment facilities, ensuring that our properties remain safe, functional, and appealing to our residents. This role requires a strong background in maintenance services, excellent problem-solving skills, and a commitment to customer service.
**Key Responsibilities:**
- Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and general repairs in apartment units and common areas.
- Respond promptly to maintenance requests and work orders from residents.
- Conduct regular inspections of properties to ensure compliance with health and safety regulations.
- Assist with the turnover of vacant units, including repairs, painting, and cleaning, to prepare for new residents.
- Maintain inventory of tools, supplies, and equipment necessary for maintenance tasks.
- Collaborate with property management to schedule preventive maintenance and address ongoing repair issues.
- Maintain accurate records of work orders, maintenance activities, and repairs performed.
- Provide exceptional customer service by addressing resident concerns efficiently and professionally.
- Participate in on-call emergency maintenance rotation as required.
**Qualifications:**
- High school diploma or equivalent; technical or vocational training in building maintenance or related field is preferred.
- 2+ years of experience in apartment maintenance or a related field.
- Proficient in various maintenance skills such as plumbing, electrical work, carpentry, and appliance repair.
- Familiarity with HVAC systems is a plus.
- Strong problem-solving skills and the ability to work independently and as part of a team.
- Excellent communication and customer service skills.
- Ability to lift up to [insert weight] pounds and perform physical tasks associated with maintenance duties.
